The Senior Project Manager is responsible for overall project planning and scheduling, resource allocation, project accounting, and control, while providing technical direction and ensuring compliance with Urban One’s Quality Management Program. The Senior Project Manager responsibilities span a broad spectrum, covering all the areas of project management including Project Planning, Cost Management, Time Management, Quality Management, Contract Administration, and Safety Management. The ideal candidate has a track record of successfully managing multi family high rise residential projects.

Main Job Duties and Responsibilities:

  • Comply with and effectively implement Urban One’s Safety Program to ensure safety and environmental standards are met or exceeded
  • Advanced understanding and implementation of the Builders Lien Act Legislation including holdback releases
  • Prepare and or oversee the preparation of the project budget in conjunction with Pre-Construction
  • Develop project plan in accordance with standard procedures
  • Coordinate and obtain occupancy and submittal completion documents
  • Ongoing monitoring, processing and resolution of plans, specifications, drawings and other submittals
  • Tendering, negotiating and preparation of trade contracts and purchase agreements not provided by pre-construction services
  • Develop, monitor, update and track the construction schedule in accordance with Urban One’s scheduling procedures
  • Ensure final budget is set-up in conjunction with Pre-Construction Department and that costs are monitored and reported.
  • Prepare monthly progress claims and approve trade claims as well as submit monthly cost forecasts and status reports to VP Construction
  • Manage, monitor and correct project construction to ensure compliance with the construction schedule, budget and contract. Identify, log, and prepare formal notice of construction cost and delay claims, ensuring compliance with contract documents
  • Review of project labour and cost reports and analysis for preparation of profit projections and/or field correction
  • Preparation and issuance of formal notice letters to trades or owners in coordinator with VP Construction
  • Ensure timely project closeout and occupancy of the project
  • Create and maintain relationships with team members, clients, government officials and trade contractors
  • Attend, chair and document regularly scheduled trade meetings
  • Encourage and provide support in team development, mentorship and career coaching
  • May be responsible in overseeing one or more teams/projects that are at multiple sites or large complex projects; fostering strong teamwork orientation
  • Other responsibilities may include those related to project coordination

Education and Experience:

  • Post-Secondary Degree or Diploma in Engineering, Architecture, Building Technology, or Construction Management
  • 15+ years related work experience or a combination of relevant education and experience
  • 5 years of experience as a Project Manager or a similar role
  • PMP designation, LEED AP or Gold Seal accreditation an asset
